Where does the indicative value come from — do you have market data?
No, and that is the point: you define the indicative-value logic yourself with the calculator feature — based on your local market knowledge, your square-metre prices per location, your premiums and discounts for condition and year. No anonymous algorithm, but your expertise as a first taste. Exactly that distinguishes your funnel from portal mass valuations.
Is an online indicative figure not unprofessional?
Not if you frame it properly: show a range rather than a single figure and clearly label it a non-binding initial estimate that does not replace the on-site visit. Exactly this gap — indicative figure vs. thorough valuation — is your conversation opener. Owners understand this; they want a ballpark before letting an agent into their home.
How does this differ from lead agencies' valuation funnels?
